Monkstown Grove Residential Development

MOLA Architecture was appointed by a private developer to deliver a new mixed use development on a complex and constrained along Monkstown Grove, South Dublin.

The site, which lies between Monkstown Grove and Monkstown Farm, required an approach that related to the surrounding 2/3 storey context and minimised overlooking issues to the neighbouring properties. The proposal, which comprises a 3-4 story apartment block providing 30no. mixed tenure apartment units and a 400m² retail unit, is stepped back from each of the boundaries to protect overlooking distances and form a wider street frontage to Monkstown Farm. The layout, stepping building form and a carefully selected two tone material palette, aims to reduce the scale and massing along both street frontages.

The scheme was submitted to Dún Laoghaire-Rathdown County Council for planning in October 2019.
