GRAYDON – Newcastle Housing for Cairn Homes

MOLA are delighted to be associated with this significant residential development in Newcastle, South West Dublin for Cairn Homes. Having designed the masterplan for the 17.5 hectare site we secured an SHD planning grant for 377no. residential units in December 2019 and commenced works on site in February 2020. The show village opened in September 2020 with 65No. units being completed.

The houses are predominantly 3 and 4 bedroom family homes with an excellent BER rating of A2. The units have been built to the highest and most modern standards and are well insulated, air tight, use control demand ventilation and an air to heat pump system for heating and hot water. The houses also have a low embodied carbon footprint through the use of a sustainable timber frame construction. The average air leakage per house when tested is a remarkable 1m3/hr/m2, significantly better than the Building Regulation Part L guidelines of between 7m3/hr/m2 and 3m3/hr/m2.

The scheme is due for completion in 2022.
