Blackhorse Avenue Residential Development

Blackhorse Avenue is a pre-dominantly residential road which runs parallel to the Northern boundary wall to The Phoenix Park. MOLA Architecture was commissioned to develop a residential scheme of apartments and town houses which respected its setting while maximising the site’s development potential.

The site, which lies to the North of the Cabra Gate to The Phoenix Park, required an approach that could coexist with the surrounding 2/3 storey housing, minimised overlooking issues to the neighbouring properties and responded to the existing building lines. The proposal comprises a 3-4 story apartment block providing 27no. mixed tenure apartment units and 2no. 3 storey townhouses. A stepped elevation to Blackhorse Avenue subtly transitions between the existing staggered building lines, while a screened gallery access protects direct overlooking to neighbouring properties. The overall landscaping strategy was designed in collaboration with Dermot Foley Landscape Architects. To create a series of carefully designed Lawn spaces forming a ‘linear buffer’ between the proposed apartment block and Blackhorse Avenue.
